Outside water taps, although they normally should not need any special attention there are two things to consider: a) remove the hose or other item that is connected to your tap whenever cold weather is upon us. This allows the water in the tap to drain so it doesn’t freeze and cause problems; and b) consider obtaining the little foam “covers”. They help insulate the tap from the cold weather. Available from various hardware stores in our neighborhood for about $5 or about 50% less in the US shops.

Lower level pump mechanism.  Some, not all units have a reservoir below the lower level due to the unit being a bit below the sewer levels. You should monitor the pump periodically to see if the green light is illuminated. It’s useful to know that the tank only accepts water from the toilets and sinks in the lower level. Assuming the pump mechanism is in good order and that the electrical power is functioning any time the level raises, the pump will activate to bring the water level back down. However, during a power failure the system will not work so using the toilet or shower or sink at that time is not advisable.

If you are away from your home for an extended period of time such as being on vacation: it’s always a good idea to leave a key with a friend or neighbor to check the unit a couple times a week to ensure there are not problems such as plumbing. It’s may also be useful to advise the Strata who has the key to your unit so that any emergency can be dealt with quickly.
