Dear Fellow Homeowners 

A few comments regarding the recent COVID-19, your health and how it has affected your strata and the measures which we have taken to ensure the safety of all within our complex.

Firstly, I am sure the recent pandemic outbreak of COVID-19 has affected each one of us and our families. During this challenging time, your health and safety and the health and safety of those near you are first and foremost. Your strata council advises you to head the warnings of social distancing and other precautionary health measures as directed by local, provincial and federal health authorities. By adhering to strict health guidelines (many of which are now enforceable by law) as presented by health authorities we will be able to return to a normal life as soon as possible.

Please try to stay informed of recent events and new announcements regarding the COVID-19 outbreak, by remaining current of all information provided on local sources such as, newspapers, Government health websites, televisionnews broadcasts. As many of you have seen, this is a very rapidly changing situation, and anything is possible at this stage. Please ensure that your sources of information are not only creditable but also reliable.  As well the provincial health authority has set up a call number 811, should you feel you have the early stage symptoms of COVID-19 and wish to have these confirmed for further testing. 


therefore, once again your strata council wishes to express, that the health and well being of each homeowner and their families is first and foremost on our minds.  

Strata Business 

This current situation is unprecedented in our lives. Business have been severely affected and governments are scrambling to adapt to ever changing business climate.

No doubt that if the COVID-19 has affected your lives, then it too has affected your strata and strata council on how it moves forward to conduct business. COVID-19 has caused us to re-work how we conduct our business, keep in mind that the “show must go on”. We still have a strata to operate and maintain while still providing essential services and ensuring that key infrastructure remains operational and economical. 

Once again, I would like to emphasize that your strata council remains connected and active during these challenging times. However, we have had to make changes to how we operate. Some of those changes are listed below:

1. Until further notice all council meetings will be conducted by video conferencing, limited to only council members.

2. Any homeowner who wishes to attend the council meeting to present a comment, must now do so in writing, which shall be directed to the property manager Kelly Raby. 

3. All committee meetings (gatherings) have been suspended until further notice. 

4. Due to the various means of spreading the COVID-19, we have had to close the amenities building until further notice, placing it off limits to all homeowners and their visitors.

5. Committees shall continue to meet, however by phone and conference calls only at this time.

6. Committees are urged to submit their reports to Kelly Raby, to be included in the monthly strata meeting reports.

7. We must remain adherent to the SPA (strata property act) regulations. 

8. We are awaiting direction by CHOA (Condominium HomeOwners Association of BC) on recommendations on how strata’s can adjust to the recent COVID-19 restrictions.

9. Limiting contractors on-site to address only pre-approved projects or providing essential services, or emergency services.

10. Council has suspended all non-essential spending until further notice.

11. Most businesses have moved their employees to home offices (where applicable), therefore many businesses are still functioning, however at a reduced capacity and with a much longer lead time for assistance. This will affect how your council and property manager can react. 

Strata council is also very engaged in addressing the following items, as a result of both direct and in-direct COVID-19 impact;

1. Impact to our operating budget

2. Impact to our planned maintenance program and other operating practices 

3. Financial impact to our homeowners

4. Recent increase in insurance premiums and deductibles (un-related to COVID-19) 

In closing, your strata council is closely monitoring and fully engaged in navigating these challenging waters, as we and other strata’s along with Government authorities deal with these unprecedented events, as they seem to change daily.
